Upper Kedron proves popular with families

Families looking for bigger homes are flocking to Brisbane's fringe suburbs, with new data showing Upper Kedron is one of the hotspots for buyers looking for room to grow.

More than 85 per cent of homes in Upper Kedron have four bedrooms or more, to accommodate the 64 per cent residents who are couples with children.

Upper Kedron, which is just 12 kilometres from the Brisbane CBD, has seen significant growth with new developments over the last 7-8 years, and Cedar Woods Properties' Ellendale community, is the last masterplanned development being established to cater to demand.

Ellendale, which launched in mid 2016, is already home to more than 150 families and will ultimately boast around 900 homesites, nestled amongst 91 hectares of nature corridors and green space.

Homesites in Ellendale will range from 300sqm to 3,000sqm, with land prices starting from $350,000.

Cedar Woods' Senior Development Manager, Peter Starr, said Ellendale was appealing to a range of buyers, with a strong emphasis on families looking to upsize or build their dream home, without sacrificing space or accessibility. 

“Buyers are being drawn to Ellendale for its family friendly atmosphere, leafy streets and abundant bushland, which gives buyers a sense of peace and tranquility,” he said. 

“Recent statistics show four-bedroom homes make up 86 per cent of occupied private dwellings in Upper Kedron, so people are seizing the opportunity to build a family home within 12 kilometres of the Brisbane CBD.

The Taylors are one such family who have purchased at Ellendale. Matt and Shirley Taylor, along with their two boys Sam (15), and Jack (17), upsized from their four-bedroom, two bathroom rental property in Upper Kedron to build their dream home at Ellendale.

Through word-of-mouth from friends, the couple visited Ellendale and were instantly sold on the community's proximity to schools, work and shops, along with its open green spaces. 

Mr Taylor said after meeting with the sales team and a builder, he knew Ellendale was the right fit for his family. 

“It was a win-win knowing that Ellendale wasn’t far from where we were renting at the time – and for a family home it really ticked all our boxes,” he said. 

“Our sons attend Ferny Grove State High School and staying in Upper Kedron means we still have access to everything we need, while having the benefit of owning our dream home. 

“Shirley and I immediately fell in love with the tranquil, leafy surrounds and the warm community atmosphere that is already starting to take shape at Ellendale.

“We are big on sport in our family, so it’s great having access to some of the best local sporting clubs so close to home, all within a 10 kilometre radius.”

Matt and Shirley built a five-bedroom, three-bathroom home on a 405sqm sloping block and moved in at the beginning of March. 

Mr Taylor says he is looking forward to enjoying his weekends at Ellendale, which provides the ideal atmosphere to entertain friends and family. 

“It’s great to have people over for barbecues and social gatherings where we can all relax and kick back after a week at work,” he said. 

“Living at Ellendale gives you the peace and quiet of a bushland setting, while still being close to major transport networks, the Brisbane CBD and surrounding infrastructure.

More than 40 per cent of the Ellendale community will be dedicated to conservation area and parkland, with 50 hectares of green open space already handed over to Brisbane City Council.
