First Sod Turned For Henley Brook's Newest Estate

21 November 2023

Cedar Woods today turned the first sod for their newest estate in Henley Brook, which is set to be home to another 350 families within the popular and rapidly growing suburb.

The City of Swan Mayor, Tanya Richardson, joined Cedar Woods to officially mark the commencement of construction for Ariella Henley Brook in Perth’s booming North-East.

As part of the event Wadjak Noongar elder Len Yarran attended and performed a smoking ceremony and Welcome to Country on site.

The estate is an expansion of Cedar Woods’ highly successful Ariella Private Estate in Brabham, now home to over 800 families, and leverages the range of high-quality local amenities available in the area.

Cedar Woods WA State Manager Ben Rosser said that the newest development responds to increasing demand for homes within the area, which has experienced a boom in new amenities over recent years.

“Henley Brook is a well located and increasingly in-demand suburb for buyers, as it is set amongst some of Perth’s most popular tourist, lifestyle, recreation, education and employment areas,” he said.

“Residents will have everything within easy reach, located between the established Ellenbrook and Brabham town centres, as well as living in the beautiful surrounds of the Swan Valley region."

“Ariella Henley Brook gives more buyers access to this unique local lifestyle, which features walking trails, large ovals and parks, community barbeques and a strong sense of community."

“The range of local amenity and strong growth profile of the suburb makes Ariella Henley Brook an ideal opportunity for a range of buyers including investors, first homebuyers and upgraders.”

Henley Brook has an average 5.8 per cent annual suburb growth and this trend is set to continue, with the wider City of Swan region projected to grow 77.6% between 2023 to 2051.

The estate is conveniently located near popular attractions such as the Ariella Adventure Park, Whiteman Park, and Swan Valley restaurants and wineries. It is within walking distance to the Henley Brook bus station and close by to the future Metronet Whiteman Park station. Opening in 2024, this train station will ensure a hassle-free journey for Henley Brook residents to commute into the CBD in just 25 minutes.

Situated on the corner of Starflower Road and Henley Street, Ariella Henley Brook is located within the popular Ellenbrook Primary School zone and is positioned across from a future primary school, making it the perfect choice for effortless school runs.

The first blocks will be available from February 2024 to suit a variety of buyers’ needs, ranging in size from 180sqm to 661sqm and priced from $284,000. The first stage of blocks are already under construction and due for completion in July 2024.
