New office building launches in Williams Landing

The Williams Landing commercial hub is set to expand with the sales release of a new seven-storey office building, Boston Commons in Victoria.

Designed by renowned architects Hames Sharley, the building comprises 60 strata office suites from 48 square metres in size. There are also two larger office suites available for pre-lease, two conference centres and five ground floor retail suites. The building has a striking contemporary design with an industrial aesthetic reflective of inner-city architecture, unique for Williams Landing.

Cedar Woods Chief Operating Officer, Patrick Archer said the pre-launch campaign created high levels of market interest with over 30% sold within weeks, confirming strong demand for the new strata suites.

“We have found purchasers are highly motivated right now and are largely driven by the growing popularity of Williams Landing as the centre of Melbourne’s west,” said Mr Archer.

“The City of Wyndham has four times the growth in new business registrations over the past 10 years compared to the Victorian average. As the Wyndham business community continues to develop, so does the strength of commercial assets in Williams Landing.

“Purchasers at Boston Commons include business owner-occupiers attracted to the development as an opportunity to buy rather than rent their office premises. Some have purchased the office suites via their personal superannuation fund and intend to lease the premises to their businesses.

“Investors have also been attracted to the project, with investment yields forecast at over 5 per cent it offers a higher yielding option compared with traditional residential investments.”

Located at 89 Overton Road in Williams Landing, Boston Commons will be the fifth stand-alone office building in the growing town centre with each office set to feature fibre broadband infrastructure, an individual kitchenette, climate-control, secure car parking and access to end-of-trip facilities.

At just 20 kilometres from Melbourne’s CBD and positioned for easy access to Geelong, Williams Landing is the centre of the west and a connector between the two cities. Significant amenities including a train station, shopping centre, medical facilities, dining precinct, and surrounding parklands have already been delivered to support the growing commercial hub.

Once fully completed, the $2.5 billion Williams Landing development will accommodate over 13,000 jobs.
